RE: TIMELINES FOR S-08-77 AND LL -02-157 AMENDMENT
Dear Phil,
In response to your letter of November 5, 2009,1 wanted to respond and outline the timelines for
the referenced projects. With respect to S-08-77, the application was determined to be complete
on March 18, 2009. According to the project review code that was in place at the time S-08-77
vested (ECDC 20.90.010,17), the City has 90 days to review the short plat application from
March 18, 2009, unless additional information is requested from the applicant. At this point, we
are awaiting your response to Jeanie McConnell's letter of June 2, 2009. You have as much time
as you need to provide that information — there is no deadline for you to provide it. Once we
receive the information, we will resume our review to comply with the 90 day review
requirement.
The lot line adjustment application, on the other hand, does have specific timelines that must be
met by the applicant. According to ECDC 20.75.050.17, "[aln application for a lot line
adjustment shall expire one year after a complete application has been filed with the city. An
extension up to an additional year may be granted by the Edmonds planning manager or his/her
designee upon a showing by the application[sic] of reasonable cause." The amendment to LL -
02 -157 was received on April 7, 2009, and deemed complete on that date. As a result, that
application is valid through April 7, 2010. Based on the listed reasons in your extension request
letter of November 5, 2009, I have extended the deadline for the lot line adjustment application
(LL -02-157) to April 7, 2011. If by that date the application has not been approved by the City,
it will be considered to be void.
