BUILDING DIVISION
General
1. Special Inspections have been identified on the plans for this project. Please complete and return
the attached special inspection agreement forms. This may be done any time prior to issuance of the
permit.

2. In the General Building Heights and Area section of the notes, indicate whether the building will be
designed as a having separated occupancies per IBC 508.4 or non -separated as per IBC 508.3. It
appears they are to be separated because of the 2 hour wall shown elsewhere in the plans. Please
clarify.

3. In the Egress Information table, an occupant load of 148 is shown for the coffee shop. We
understand that this number is shown merely for the purposes of calculating the width
requirements for means of egress; however, please be aware that under the future design of the
buildout of the coffee shop tenant space, fire sprinklers will be required if the occupant load of the
fire area that includes the A-2 coffee shop exceeds 99. IBC 903.2.1.2
Understood. This will be addressed in the tenant improvement as needed.

4. The wall marking at the demising wall on the floor plan does not match the marking symbol shown in
the Wall Legend. Please clarify.
Updated legend symbol.
5. Provide a detail reference callout on sheet A2.1 for the construction of the 2 hour rated wall. It
appears that the details on sheet A8.5 pertain to this wall. Please add the details or a cut sheet of
Wall assembly U423 to sheet A8.5 to ensure proper construction of this wall.

6. Provide clarification as to the extent of the slab insulation shown in several details on this sheet.
Show the R value of the rigid insulation and a thermal'break at the slab edge. This information will
need to agree with the design of the component performance approach as presented in the energy
forms for this project.

9. Indicate on the Roof Framing Plan the header sizes at 5 locations in gridline A, gridline B and gridline
1. These sizes must match the calculations from CG Engineering.
The header sizes have been added to Sheet S2.2. Header sizes not marked are 4x8 HF#2 as
indicated in plan note 5 on Sheet S2.2.

10. Page 10 of the soils report states that "all footings should have a minimum width of 18 inches."
Footing TV is shown on the plans as 16 inches. Please revise the plans as needed.
The footing "F1" on sheet S3.1 has been updated to show an 18" width. The foundation
calculation has been revised in the attached supplemental calculation package.

The purpose of this memo is to provide narrative responses to plan check comments.
Responses to comments are in bold.
PLAN REVIEW COMMENTS
Energy
2. A number of energy compliance forms were submitted within the application
packet for this project, however several pertinent forms were not included.
Referencing form `PROJ-SUM', this form includes instructions in the General
Compliance Path notes for the chosen Total Building Performance (TBP) path.
Please fill out and provide all of the forms listed within these notes in order to
identify all of the energy code requirements for the project.
See sheet M2.0, M2.1, and M2.2 for energy forms.
3. Additional information is required on the plans showing compliance with the
energy code requirements as mentioned in the previous comment. The energy
compliance forms themselves state what information is required by code to be on
the plans. A complete review of energy code requirements cannot be performed
until the necessary information is provided on the compliance forms and the
plans.

13. Smoke detectors are required in the return air ducts of the FCU units with airflow
greater than 2000 cfm. Please show these on the plans. IMC 606.2.1

14. Please re -calculate the outside air volume provided for each of the Indoor Air
units. According to the Indoor Air Unit Schedule, each of the 4 units are designed
for 200 cfm; however, this amount appears to be seriously inadequate for the
coffee shop side of the building. This comment is simply advisory, as the ultimate
outside air requirements will be determined at the time of tenant improvement
