Response to BLDG Comments 3.pdfMarch 012018 Timothy L Sadler AIA 809 Laurel Way Edmonds WA 98020 Mr. Chuck Miller, Plans Examiner City of Edmonds WA Building Division 1215th Ave North Edmonds WA 98020 RE: Gravity Bar Project Hello Chuck: RESUB MAR 0 5 2018 BUILDING DEPARTMENI CITY OF EDMONDS I am working with Elyssa Boyd on responding to plan review comments issued by you on January 11 2017. Please see responses below in respect to these comments. 20. "Floor Plan: a. Clarify on the plans the difference in the size (determined by 'scaling') of the 'overhead garage door' and the existing window in the east exterior wall and of that indicated on sheet'1' (as numbered by the plans examiner)— Front Outlook. Any proposal that requires a change to the width of the 'existing' openings must be accompanied by structural calculations. b. Indicate on the plans the location(s) of the required 'dry storage area(s)' per the provided conditional approval letter from the Environmental Health Division of the Snohomish Health District. Applicant Response: Structural modification to the opening is not required due to the sizing of the door. The OHD is sized exactly to the existing opening size and is being set into the existing framed opening. The roller tracks are being attached to new 4"x4" posts added to either side of the opening. The overhead attachments of the roller track will be attached to the ceiling framing. Relative to (b), see indications of "Dry Storage Area" on Sheet A-01 complying with the conditional approval letter from the EHD, Snohomish Health District. Per the SHD letter we provide the dry storage area using the method of providing 1sf of dry storage per customer "seat" in the seating area. Item 11 on the plans is a wire metal shelving unit providing 54sf of capacity. 448sf is required correlating to 48 seats in the seating area. 21. "Clarify on the plans the difference in the indicated fixtures/furnishings to be installed at the various 'numbered' locations and of that specified on sheets and (as numbered by the plans examiner) prepared by the business owner." Applicant Response: From clarifying email from Chuck Miller dated 1/23, Chuck said: "Elyssa had submitted two proposals prior to yours and the locations of the plumbing fixtures remained unchanged. When you submitted your plans the locations of the fixtures were different than the other two. And which of the two designs was submitted to the Snohomish Health District for review?" Relative to plumbing fixture placement, plumbing permit review and health department review, please see the attachments "131" and "132". P1 is the drawing reviewed by the Snohomish County Health Department. P2 is the plan reviewed for plumbing permit with permit granted. The only plumbing fixture which has intentionally been relocated is Item #2, the handwash sink. This fixture was relocated by Elaine Hagedorn, plans reviewer for Snohomish County Health Department. Her intent is to place Item #2 handwash sink as close as possible to Item #4 prep sink. This is to ensure proper relationship of handwashing to the food washing function taking place in the prep sink. Ms. Hagedorn reviewed P2 and required the change as shown on P1. Sheet A-01 reflects the exact position of the plumbing fixtures and equipment as required by the Snohomish County Health Department. Please note that the position of Item #5 mop sink is drawn incorrectly on P1. Item #5 mop sink has always resided in the inside corner as shown on Sheet A-01 and has never been relocated through review, its' only been drawn incorrectly on P1. The outcome is the position of Item #2 handwash sink is incorrect on P2, which is the permitted plumbing drawing. Please note that in an email received February 28 2018 Elaine Hagedorn notes that she has no issue with the "revised plans". My understanding is that the plans Ms. Hagedorn refers to is the revised A-01 plan drawing dated 2/21/2018. "Interior Lighting Schedule: a. Clarify on the plans the difference in the indicated wattage for each of the listed fixtures and of that noted on the 2015 Washington State Energy Code (WSEC) Compliance Forms for Commercial Buildings including R2, R3, R4 over 3 stories and all Ri — Interior Lighting - Space -By -Space Method — LTG-INT-SPACE — Proposed Lighting. As indicated on the plans the proposed lighting installation would exceed the 'maximum allowed lighting wattage' per WSEC C405.4.2. b. Indicate on the plans the required 'time switch control(s)' per WSEC C405.2.2." Applicant Response: Relative to (a), see the "Interior Lighting Schedule" on Sheet A-01 revised to match the maximum wattages shown on the attached WSEC LTG-INT-SPACE spreadsheet. Relative to (b) see location of the required time switch control per WSEC C405.2.2. 22. "Wall Types — Indicate on the plans for each of the 'wall types' the minimum required attachment of the bottom 'track' of the wall framing to guide construction and inspection." Applicant Response: See revisions to the wall type sections outlining detail on the track attachments. 23. "Building Code Information - Clarify on the plans the indicated area of space 'Room 01' — Seating Area. It appears to be far below that remaining when the area of space 'Room 02' — Kitchen — is subtracted from the area of the entire tenant space (such as the area indicated for the 'Required Minimum Ventilation Rate' for the 'public occ. space'). All occupiable areas of the tenant space must be accounted for and have the appropriate 'occupant load factor' applied to each 'function of space' per International Building Code (IBC)1004.1.2." Applicant Response: See the revised area and occupant load calculations on Sheet A-01. See also revised "Required Minimum Ventilation Rate" calculations on Sheet A-01 correcting the area calculations. "On the provided WSEC Compliance Forms for Commercial Buildings: Interior Lighting — Space -By -Space Method — LTG-INT-SPACE checklist a. Maximum Allowed Lighting Wattage table - Clarify the indicated area of space 'Room 01' — Seating Area - used to determine the 'Maximum Allowed Lighting Wattage' per WSEC C405.4.2. It appears to be far below that remaining when the area of space 'Room 02' — Kitchen — is subtracted from the area of the entire tenant space. Applicant Response: See revised area and wattage calculations on the LTG-INT-SPACE checklist. b. Proposed Lighting Wattage table - Clarify the difference in the indicated wattage for each of the listed fixtures and of that noted on sheet 'A-01'— Interior Lighting Schedule. Resubmit the'LTG-INT-SPACE' checklist as required to verify compliance of the proposed 'Interior Lighting Power Allowance' in the response to the above plan review comments." Applicant Response: See coordinated wattage calculations on Sheet A-01 and the WSEC checklist. Chuck, again we appreciate your prompt review of our resubmittal package.
