Please find below my itemized responses to the plan review comments.
1. The pressure treated #2 HF 4x10 beam supporting the new deck structure indicated on page
3 is overstressed for the intended loading conditions. The indicated design factors of 10 PSF
of "dead load" and 40PSF of "live load" do not meet the minimum requirements of the
Washington state amended values of table R301.5. When sizing your framing members a
minimum of 10PSF of "dead load" and 60PSF of "live load" is required. Please decrease the
span or upsize the beam on the plans.
Response: I have upsized the noted beam from a 4x10 to a 4x12. The revisions can be found
on Sheets 3, 9,'10 and 11. See Revision Record (Sheet 0), items 5, 6, 7 and 8.
2. Please update the design properties indicated on page 10 to reflect the values mentioned in
comment 1.
Response: I have revised the beam stress analysis on Sheet 10 using 4x12 beam properties.
See Revision Record (Sheet 0), item 7.
3. Lateral load connections are required per IRC 507.2.4. A minimum of 2 connections with a
. 1500# capacity within 24" of each end the deck or 4 connections with a minimum of a 750#
capacity are required. Please indicate on the plans.
Response: I have added lateral load connections to satisfy IRC 507.2.4. The revision can be
found on Sheet 3, Flag Note 7. See Revision Record (Sheet 0), item 5.
4. Are the 18"x18"x18" footings indicated on plans new or existing? New footings would
require reinforcement. Please indicate a minimum of 2 #4 rebar oriented each way on the
plans for new footings.
Response: Yes, the footings are new. Therefore I have added rebar requirements as noted in
the above comment. The revision can be found on Sheet 3. See Revision Record (Sheet 0),
item 5. %,
