Per the short plat drainage report (PLN20080030), a maximum of 4,000 SF of impervious area is allowed Per the
impervious area breakdown on the architectural half sheet, the proposed impervious surface is 3,949 SF of impervious
area. Per the drainage report, the impervious surface is 3,192 SF Please clarify the total proposed impervious surface
area and ensure it is below 4,000 SF. Include the impervious area calculation table on the site plan.
The impervious areas are shown on the site plan. The area of new proposed imperious is 3,917 sq. ft.

between the dry utilities (power, gas, phone, cable, etc.) and wet utilities (sewer, water, and storm).

15. Clarify the "SD" linetype surrounding the house. Is this roof drains or footing drains?
The linetype has been changed to a dashed line, two lines are shown; one a perforated footing drain and a
second downspout leader tightline.
16. Please show the driveway on the plan set and show how the driveway will be graded to have stormwater tributary to the
catch basin. Provide elevation callouts.
The driveway is shown, the driveway slopes to the west and water is captured by a continuous trench drain along
the property line.
17. Please clarify the grading to the south of the proposed structure. Is a rockery/retaining wall being installed? If a wall is to
be installed, please show the footing drain discharge location.
The grading has been changed & the retaining wall has been extended to minimize the slope of the yard. The
drain connects back to the stormwater system at the NW corner of the house.
