Response to landscape block wall comment in City Review letter dated July 27, 2015 from
Sean Conrad, Associate Planner
Reference: Classico Homes — 530 7th Ave. S. East Lot
Revised Civil drawings dated 8-24-15 have been prepared by this Engineer in response to review
comments received from the City. Below is response to the review comments received from the City of
Edmonds per the above subject letters.
DRNGr GRD °& TESC & SWPP FOR EAST MOUSE
GENERAL:
1. A third sheet has been created which is the Drainage Sheet and the Grading and TESC are on a
separate sheet.
2. Easements have been shown on the revised plans.
3. All utilities are shown on the revised plan set.
4. The revise the note to show 2' of cover over pipe or otherwise use ductile iron.
EROSION CONTROL:
Erosion control measures including filter sock, and straw wattles are shown. There is no need
for a rock construction entrance since the existing upper driveway is specified as the temporary
construction entrance.
WATER:
2. A 1" water meter is shown as well as the water service line to the existing house.
SEWER:
3. Side sewer is shown as was installed as part of the short plat process.
4. Existing side sewer clean-out is shown on the property line.
STORM:
1. All driving surfaces are shown with a solid grey toned coloring.
2. Slope arrows are shown to depict how storm flow will travel across paving surfaces.
3. Elevations are shown for all pipes and catch basins and yard basins.

4. Landscape block walls do not have footings. Section "A -A" has been revised to show that the
landscape block wall does extend 1 -foot below grade.
5. Also, section "A -A" has been revised to show the routing of the existing pvc pipe under the
block walls.
DRY UTILITIES:
1. Proposed routing of dry utilities, (gas, phone, cable, etc.), are shown on the revised plans.
PLANNING DIVISION BLOCK LANDSCAPING WALL COMMENTS:
2. The plan view and section cut "A -A" has been revised to show that no tier on the proposed
landscape block wall is more than 3 -feet above the existing grade within the front 20 -foot
setback.
3. Also, top and toe information has been added for the wall on the west side of the property.
