This letter is written to in response to the Engineering Plan Review Comments dated
l dbruary 18'h 2016 along witli previews comments letters and with our discussion in
your office on January 10 2016..The responses comments are number the same as the
city's letter.
SITE PLAN (1 OF 4)
4) new comment - The existing 10 foot easement has been added to sheet 1.
GRADING & TESC PLAN (2 of 4 )
5. No changes have been needed on this sheet.
DRAINAGE / UTILITY PLAN (3 & 4 of 4 )
GENERAL
3. The north portion of the deck is cover and the south portion is not and they are
labeled on the plan. The exterior door on the southeast corner of the house shows a 4 by
4 foot concrete slab. Below the second floor open deck the note "permeable surface
below" has been added.

STORM
1 a. The driveway pavement placed in the 75th PI W. right -away drain south into
the pervious shoulder area. This area is too low to drain into catch basin # 1. The
calculations have been revised to add this area ( 400 sq. ft.) to the infiltration
trench sizing. The revised calculations are enclosed. The trench has been
lengthened 12 linear feet as shown on sheet 3.

I b. The corninq, pt�made on 10/23/2015 says that the impervious area in the
Right-.Away docs have to drain into stornnwater system if it is not feasible. It is
not feasible and therefore not shown.
4) new comment - Section B -B' has not been revised because the section is drawn only
5 feet form the property line and the wall does not extend that far west therefore will
not show in the section. However we have added a section C -C' on sheet 4 which is
15 feet east of the R/W line and does show the block wall about 1.0 foot high.
DRAINAGE NARRATIVE COMMENTS
All drainage comments were approved by the City stormwater engineer..
DRY UTILITIES
1. The power limes have been revised to be connected to the pole cast of the pavement
edge on 74th Ave W. A note has been added to sheet 3 to bore under the pavement and
place in conduit the power, TV and phone line to connect to a new pedestal in the south
east corner of the lot. The lines will run underground form the pedestal to the south east
side of the house.
The all the Utility Installations south east of the house on sheet 3 of 4 are shown with a
separation of more than 3.0 feet. The water and gas lines west of the house show a 3.0
foot minimum separation requirement.
Three copies of the revised plans are attached.
