SW Dear Chris: Please find attached an updated plan in response to your comment letter dated March 9, 2018 for the above -referenced project. Responses below are keyed to the numbering used in your comment letter: 1) Additional spot elevations have been provided. The required 2% cross slope within the shared drive cannot be achieved while maintaining a usable parking lot grade. As shown on the attached cross section (cut at a point 20 behind the 2351' Pl. sidewalk), a grade break of nearly 16% would be required at the approach. Literature and experience suggest that a grade change of up to 8% with a 10' transition between grades will accommodate most vehicles. This is roughly what the existing gravel condition provides. South of the parking lot approach, a 2% cross slope on the driveway is easily achieved. 2) Spot elevations have been added at the edge of asphalt and top of block wall, showing 2:1 maximum slope. 3) Shading has been added to show asphalt area. 4) Proposed impervious surface for the parking area is approximately 1987 square feet, exclusive of the private drive area. This area is within the 2000 square feet assumed at the platting phase for impervious surface outside the private drive. 5) Extraneous notes have been deleted, and additional stormwater flow arrows have been added (along with asphalt water berms to direct runoff to the existing catch basin). 6) Location of hedge has been clarified. Fencing has been deleted, as it is not required (except handrail at stairs). 7) Keystone block area has been expanded to show in its entirety. 8) Striping deleted. 9) Existing/proposed elevations shown achieve a minimum finished cover of approximately 2.5 feet. 10) Understood.
