Mr. Mike Clugston:
This letter outlines the revisions and corrections made per the City's review letters by Mike Clugston and JoAnne
Zulauf, dated April, 9, 2015 and April 28, 2015 respectively. Below is a list of the comment response documents
addressing the City comments.
In response to Mike C'lugston's comments dated April 9, 2015:
1. North Set back line: On Sheet SP -01, the north BSBL is shown as 7.5'. The RS -8 zone requires a 15' rear
setback.
Sheet SP -01 north BSBL has been revised to 15' as required,
2. Height calculations: On Sheet Al, show the lines of 'average original grade' and 'maximum allowed
height' as determined from the building height calculations on Sheet SP -01.
'Average original grade' and 'maximum allowed height' line have been added to Sheet A-1.
In response to JoAnne Zulauf's comments dated April 28, 2015:
1. Please provide invert elevations for the storm and the sewer stub connections.
Storm (384.1) and sewer (383.0) invert elevations have been added to Sheet SP -01.
2. Note for drywell trench mentions geotech report. Please provide a copy of the report.
A specific geotech report for Lot 1 is not available. Footing discharge point call out has been revised to
reference City Std. Detail E5.1.1 and the detail added to Sheet TD -01.
Show how driveway runoff will be collected. If intent is to sheet flow to detention yard drain, please
provide elevations to show that is attainable.
Driveway runoff will be collect by the onsite catchbasin (Top 385.8) in the private shared driveway. Sheet
flow arrows and additional driveway grades have been added to SP -01.
4. Frontage improvements, including driveway approach, asphalt sidewalk and vertical curb, are required
with the construction of this property. Show on the plans and add appropriate details.
Frontage improvements consistent with the approved short plat civil plan (S-05-120) have been added
and noted on the plan. Additionally, copies of the approved short plat engineering have been copied and
attached to the plan set for reference.
