This letter outlines the revisions and corrections made per your plan review comments dated October 13, 2015
and October 15. Below is a list of the comment response documents addressing your comments and requests:

1, Native Vegetation Plan: When the subject site was created through the recent short plat (File No.
PLN20130059), it was subject to the native vegetation requirements of Edmonds Community Development
Code (ECDC) 23.90.040.C. Please respond to the following comments regarding the Native Vegetation Plan:
a. Correct the location of the native vegetation area as shown on the site plan to be consistent with the
location of this area on the approved native vegetation plan.
Revised native vegetation areas are proposed. The native vegetation areas correspond with proposed
revised areas (under separate review).
Your site plan indicates that the portions of the native vegetation area that are disturbed with the subject
development will be replanted per the approved plan. Please indicate the anticipated level of disturbance
to the native vegetation area. Do you only anticipate disturbance within the portion to the southwest of
the proposed house where the proposed grading is located, or do you anticipate disturbance elsewhere
within the native vegetation area? Do you anticipate the need to remove any vegetation that had existed
on the site prior to the subdivision, or only the newer plants that were planted this past spring?
Limited areas are proposed to be disturbed within the native vegetation area (NVA). Some of the existing
vegetation and newly planted vegetation within the NVA will need to be replanted. Clearing limits, silt
fence and notes have been added to the plans indicating these areas; see Site Development Plans, Sht. 1
of 2.
c. Please note that any necessary replanting of the native vegetation area will be required prior to the
issuance of a certificate of occupancy for the subject residence, and an inspection by the Planning
Division will be required upon completion of the replanting.

2. Clearing Limits: Indicate the proposed clearing limits on the plans.
Clearing limits have been added; see Site Development Plans, Sht. 1 of 2.
3. Trees: Please indicate all existing trees on the subject site and indicate whether they are proposed to be
retained or removed. Please also indicate all existing trees located adjacent to the subject site. Tree
protection measures consistent with ECDC 18.45.050.1-1 must be indicated on the project plans for all trees
that are to be retained on and adjacent to the site.
Existing trees on-site and adjacent to the site have been shown on the plans. No current existing trees
on-site are proposed to be removed at this time. Tree protection orange filter fabric fence, clearing limits,
and tree protection measure notes have been added; see Site Development Plans, Sht. 1 of 2.

1) Add a note that the sewer will be cut acrd capped at the property line.
A note has been added to demo plan (see Sht. 1 of 1).
2) Note on the plans the water being cut and capped at the meter and that an A\'B will be installed.
The old existing water meter to the house has been removed per the Murata SP plans. A new 1" water
meter and 1- %2" service line has been extended to the lot 2; thus no cut and cap of an existing line is
needed.
1) If the demo pennit is to be issued prior to the issuance of the single family residence. a separate erosion
control plan trust be submitted, reviewed and approved to be issued with the demo permit.
Demo permit will not be pulled prior to the issuance of the single family residence permit; demo permit
shall implement the erosion control plan measures shown on the single family residence permit plan set.
***The building permit for the single family residence cannot be issued until the proposed impervious
area is consistent with the allowable impervious area as shown on the recorded short plat document.'"**
Okay; a revision to the recorded short plat documents are being processed.

1) Please add a note to the plans that state the existing utilities will be reproved and'or capped under the
demolition pennit (BLD20150991).
Notes have been added to demo plan (see Sht. 1 of 1).
2) Revise the plans to be consistent with the asbuilt drawings for the short plat.
A revision of the allowable impervious areas on the recorded Murata short plat documents and a revision
to the native vegetation plan are being processed to match the proposed site development plan. The
existing utilities shown on the site development plan are to the best of our knowledge the correct existing
locations.

1) It appears that a fire sprinkler system is required for this property. Typically if there is an existing water
service line from the watennain to the meter it will not be the appropriate size and a new tap will be
required.
