This letter outlines the revisions made to the building permit application for the single family residence at
23920 104th Ave W. Revisions to the building permit and site plan have been made per the review comments
for the concurrent 4 -lot short plat (#PLN20150001). The main issue and revision made to the site plan was to
rotate the house and driveway to the north so it would access a private access driveway, not 104th Ave W
directly. To accommodate the revised house and driveway layout the following revisions have been made:
1. The house and driveway have been rotated north. Building height calculations have been adjusted for the
new layout, average original grade increased from 359.37 to 539.41.
2. Direct driveway access to 104th Ave W has been removed. A new private access driveway along the north
boundary of the site is proposed (to accommodate future lots to the west). Per discussions with City
Engineering Staff it was determined that a private access driveway along the north boundary which
extends to the west boundary of the site could be constructed with the initial single family resident (Lot 1),
3. Due to the fact the proposed infiltration trench is located under the private access driveway it will need to
be built with the Lot 1 construction. The infiltration trench has been designed to accommodate all four lots
of the short plat (4 SFRs at 4,500 sf each + 7,150 sf private access driveway).
4. The total impervious surface added by the new driveway and initial single family resident (Lot 1) now
exceed 5,000 sf; therefor the site development is now considered a Category 2 Small Site development.
The infiltration trench is sized using WWHM, not the City's simplified sizing charts.
