Items are clouded and dated plan for the proposed Swedish ACC addition 9/10/1.4. consistent with ECDC 21.40.030 and the Architectural Design Board's condition of approval Number 1. See Handout B41 for more information regarding height calculations. The height rectangle used to calculate average level must encompass the existing hospital and the proposed ACC addition. 7/2/2014 Thank you for providing height calculations; however, the height rectangle is not consistent with ECDC 21.40.030 and there appear to be discrepancies in the height of the building as identified in the height calculations box on Sheet AO.20 and the building elevations on sheet A3.01. Pursuant to ECDC 21.40.030, if a corner of the height rectangle falls of the site, its elevation shall be the average elevation of the two points projected downward where the two sides of the rectangle cross the property line. I just noticed this clarification is not on the height handout and that will be corrected. The height calculation box on Sheet AO.20 notes that the building will be 4.5.8 feet above the average grade (or 1595); however, the elevation view indicates -the top of the roof will o,uYALE AVENUE vom: SEATTLE r^ommy n 206u,u 5555 n 20G, 621 2300 www.nbbj.com 54'— 1 %" above Level 1(with an identified finished floor elevation of 103.5 feet, that would be 157.6 feet). It also does not appear that the roof elevation is the top of the structure that building height is measure to, which appears to be another couple feet higher. Please show the average grade, actual height, and maximum allowed height on one of the elevation views on Sheet A0.20. While it appears the proposed addition will be well within the allowable height limit, all the plan sheets must be consistent and calculations provided consistent with City Code.
