During review of the above noted application, it was found that the following information,
corrections,or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please redlineplans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to a permit coordinator.

Wednesdays.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
1)Please show all impervious surface areas on theplans (i.e. concrete, asphalt, patios, gravel areas,
etc.).
2)Please note the year of construction for all impervious surface areaon the Site Plan. If 2000sf of
impervious surface area is added to the site after 1977 a stormwater management system is
required.
3)Please show the roof line on the plans.
4)If the existing deck was pervious and is being modified to an impervious surface area, the deck
will be considered new impervious surface area.
a.If the deck is considered a new impervious surface area, the area under the existing roof
line is not considered new (since the roof isexisting). Therefore clearly show the roof
lines and the portions of the deck that is not under the roof.
b.Please update the impervious surface calculations accordingly (#5 below).
5)Please provide the impervious surface calculations as shown on the plans in the table format
provided below.

6)The stormwater runoff from the proposed deck is proposed to discharge to the existing storm
system.
a.Please show where the existing system is located.
b.Please provide information about theexisting system and show that the existing system
can handle the additional surface waterrunoff.
c.The new impervious area may discharge to a new stormwater management system(i.e.
splashblocks, drywell, etc).If you choose to install a new system, please show/statethe
new system on theplans.
d.Due to the steep slopesaGeotechnical Report is required that addressesthe discharge of
the surface water runofffrom the new impervioussurface area.This report will be
required regardless if theexisting stormwater system is used or a new systemis installed.
7)Show the location of existing utilities on the siteplan (water, sewer and storm).
Show the City Sewer Main and easement on the plans. The deckor stormwater management
