RE: PLAN REVIEW COMMENTS FOR PLAN CHECK #BLD20180044landscape modification at 17005 — 72nd Place W. Dear Kristine:I have reviewed theabove building permit application for the Planning
Division, and it was found that the following information, corrections, or clarifications need to be addressed beforereview can continue:Critical Area Report(s): The proposed project
is within a Critical Area, more specifically a potential Landslide Hazard Area, as defined by ECDC 23.80.020(B). Landscape modifications within critical areas require a critical area
report(s) to ensure that healthy ecosystems are maintained and to protect property from damage due to landslides, erosion, etc. Provide an arborist report that states:The continued
topping of trees is not likely to cause tree failure; and Provide an explanation of how continued maintenance shall be performed.Please provide a geotech report that:States the scope
of work is in compliance with ECDC 23.80.060 and 23.80.070;Includes recommendations on whether or not debris from tree cutting activities should be left on slope; andProvides recommendations
on how to protect slope in case of tree failure.On-going Maintenance Plan: Using recommendations from the above referenced reports, provide an explanation of on-going maintenance procedures.
Please note, “normal maintenance of vegetation” may include tree topping that has been previously approved by the city within the last five years. Keep this time frame in mind when
developing a maintenance plan. Please submit one copy of the items above to a planner. Our office hours are Mondays, Tuesdays, Thursdays, and Fridays between 8:00 am 4:30 pm, and Wednesdays
