During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.usunder City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1)Please label the scale that you are using.
2)Please show the impervious surface calculationson the site planas shown below:

3)Please show the year of construction for all impervious areas (structures, driveways, gravel
areas, etc) on the Site Plan as shown in the Sample Site Planattached.
4)It appears that the gravel areas shown on the site plan were added after the construction of the
single family residence. Whengravel is compacted it is considered impervious and will need
to be included in the impervious surface calculations.
a.If the gravel installed is washed gravel,it means that there are no fines within the
gravel. Compaction, will not occur when minor weight is applied (i.e. foot traffic) to
washed gravel and therefore is considered perviouswhen not driven on.

Engineering Plan Review Comments
b.Please revise the site plan to note what type of gravel was installed and indicate which
areas are possible to be driven on.
c.Please revise the impervious surface calculations accordingly.
5)From the letter provided, a variance from the stormwater requirements was requested.
Unfortunately a variance can not be granted. The letter indicates astormwater system was
installed on the propertyat the time thesingle family was constructed. This existing system
would need to either be modified to handle the additional impervious surface water runoff or a
new system would need to be installed.
a.If it is proposed to modify the existing system, please provide engineering calculations
showing either that the existing system can handle the additional surface water runoff
or showing what is needed to modify the existing system to handle the additional water.
b.If a new system is proposed that is designed for stormwater runoff to infiltrate(i.e.
raingarden, spreader trench, drywell)into the ground a geotechnical report with
percolation rates, maybe required. Please provide the necessary information to the
City to adequately review the proposed system.
6)Please show how surface water runoff will be collected fromthe proposed gravel areas.
7)Please show the location of the existing storm system and its point ofconnection to the city
storm system.
8)Please show the water service line from the meter to the house.
9)Please show the side sewer from the main to the house (see attached as-built).
10)The minimum driveway width is 10’from the edge of the building structure.
a.Please verify and show on the site plan that a 10’ driveway can beobtainedbetween the
house and the fence/retaining wall.
Please resubmit 3 copies of the revised sitedrawings and associated documents with a written response to
each item to an Engineering Technician. Please contact me at 425-771-0220ext 1321or by e-mail at
jennifer.lambert@ci.edmonds.wa.usif you have specific questions regarding these plan corrections.
