The proposed remodel is for finishing the the ADU at 632 maple st. Edmond's WA.
that was started in 2003 . The structure in its current state is a completed shell ,
measuring 32'6" X 27'6" = 893.25 Sq Ft . According to 20.21.030 Criteria for attached
accessory dwelling units , the unit cannot be more than 800 sq ft. or more than 40% of
the main house . We have surmised based on these numbers that we will deduct 99 sq ft
from the ADU and add that 99 sq ft to the main house making the ADU 794 sq ft and the
main house will increase to 2013 sq ft, which solves the 40% issue and gets us under
the 800 sq ft threshold .
The way we will accomplish this is 3 interior wall changes to the structure 1) By
blocking the existing stairwell that goes from the NW corner of the ADU to the Kitchen
of the main house . This will become a closet accessed only from the main house which
decreases the sq footage of the ADU by 46.8 sq ft. 2) Block off the end of the hallway
at the NE corner of the ADU Making that a closet only accessed from the main house
master bedroom which decreases the ADU by 20.12 sq ft. 3) Add a 4X8 closet to the
main house master bedroom by taking it from the ADU bedroom at the east wall of the
bedroom there by decreasing the ADU by another 32 sq ft. When finished with these
three changes the final sq footage for the main house will be 2013 sq ft and the ADU
794 sq ft.
Then we can proceed with the original plans included in my first cover letter of
installing kitchen cabinets , bedroom closet, clothes washer and dryer. The kitchen
will have a electric range , dishwasher and refrigerator as well . If you have any
