revision #4 letter.pdf;0 SALUS HEALTHCARE ARCHITECTURE December 27, 2018 Kristin Johns Leif Bjorback, City of Edmonds, Development Services Department 121 5th Ave N Edmonds, WA 98020 Subject: Northpoint Recovery, Remodel of Edmonds Facility Request to eliminate one parking stall Permit #BLD2018-0447 To Kristin Johns and Leif Bjorback, We are requesting to eliminate parking stall #15. This parking stall is on the edge of the steep slope and during the design phase it appeared this area was level and a parking stall could be built in this location without a retaining wall. Unfortunately, we have found this location is part of the steep slope and a retaining wall would be required to support this parking stall #15. We want to avoid building a retaining wall on the steep slope. We believe we can eliminate parking stall #15 and still have enough parking for this facility as follows: - When we sent you "request for parking stalls" (dated March 6, 2018) we listed parking for (20) staff members. This number of staff parking included parking for kitchen workers. Since the kitchen has been removed from the project, we feel we can reduce the staff parking from (20) to (19) stalls. - Our calculations anticipated 31 parking stalls. We also added (2) ADA accessible stalls (as required) beyond the (31) spaces rather than include the ADA spaces as part of the parking count. It is likely that one of the ADA stalls will be used by a staff member or visitor with ADA needs. Again, this will allow the elimination of stall#15 without impact on the parking availability. I am attaching the "request for parking stalls" memo and a site plan showing the location of sta I I#15. We will also be revising stall#16 to be a parallel parking stall. Since this stall is also closer to the edge of the steep slope than anticipated, we feel turning the stall 90 degrees will provide sufficient clearance to the slope edge. We are requesting you approve these parking stall changes. Thank you for your consideration.
