Scope: Add exterior/interior walls to convert existing garage to meeting rooms —
nonseparated A-3/B occupancy groups — 82/106 occupants — VB construction —
NFPA 13 sprinkler system — mechanical, plumbing, fire sprinkler, fire alarm, etc.
under separate permits
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the `clouded' or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
On the provided revision sheet:
1. Provide as part of a complete building permit revision submittal stamped and sealed
construction drawings per Revised Code of Washington (RCW) 18.08.370(2).
2. Clarify on the plans the indicated length of the landing at the top of the exterior ramp
serving the north exit. It does not meet the requirements of ICC A117.1-2009 Section
405.7.3.
3. Indicate on the plans the required handrails on each side serving the exterior ramp per ICC
Al 17.1-2009 Section 405.8/505.2.
4. Clarify on the plans the represented placement of the door serving`Office-V. It does not
appear to provide the maneuvering clearance while exiting from the `pull' side of the
recessed door required per ICC A117.1-2009 Section 404.2.3.5.
5. Indicate on the plans the type of hardware to be installed for the door serving `Office-V.
The represented installation does not appear to meet the maneuvering clearance while
entering from the `push' side when both a `closer' and `latch' are provided per ICC A117.1-
2009 Section 404.2.3.
6. Clarify on the plans the represented placement of the north -most door serving the
`Conference Room'. It does not appear to provide the maneuvering clearance while entering
from the `pull' side required per ICC Al 17.1-2009 Section 404.2.3.
7. Indicate on the plans the proposed type of seating for the `Conference Room' required to
determine the occupant load per International Building Code (IBC) 1004.1.2.
8. Specify on the plans the type of hood based upon the type of cooking required for the
cooking appliance installation in the `Conference Room' per International Mechanical Code
(IMC) Table 507.1.2.
