Dear Mr. Pierce:
It has been brought to my attention from your surveyor that the preliminary and final plats
contained an error in the right-of-way width for 218th Street SW. The plats identified the right-
of-way as 60 -feet in width (30 -feet on either side of the center line of the right-of-way) when the
right-of-way is only 40 feet wide. A 60 -foot right-of-way width is required per the City of
Edmonds Official Street Map. Therefore, the existing 40 -foot wide right-of-way is undersized
for this roadway and will require a 10 -foot dedication along the south boundary of Lot 2.
The preliminary plat was approved in September of 2015 without a condition requiring the
additional right-of-way dedication. To correct this, an amendment to the preliminary plat
approval is required. This amendment process is a Type II review with a cost of $795 and
noticing the property owners within 300 feet, legal notice in the paper and posting the property.
As you are aware, the building permit on Lot 1 (permit No. BLD20160018) cannot be issued
until the subdivision is recorded.
Before you begin this process please provide me with verification that with the 10 -foot right-of-
way dedication, the house currently under construction on Lot 2 (8729 218" St. SW) will still
meet the minimum street setback of 25 feet.
