Criteria for Approval
1. Permit Required - In progress
2. Number - One ADU only
3. Size - Main house 1,520 sq. ft. -ADU 800 sq. ft. = 2,320 sq. ft. x 34% = 800 sq. ft ADU
4. Location and Appearance - The Garage is within 10' of Carport support beam. Overall
appearance will be improved when the new deck replaces the Breezeway. The deck will tie
in very well with neighboring houses which all have decks also. The only changes to the
outside other than the deck replacing the breezeway, will be the replacement of two large
windows with two doors leading onto the deck. Everything else about the garage
appearance will remain the same. The garage was built with a dedicated entry on the back
side specifically for the purpose of allowing private access to the upstairs. There will be
only one meter for both power and water. The ADU will not have its own mailbox and all
garbage will be kept in a dedicated screened area common to Primary residence and ADU.
5. Parking - There is a 2 car garage and a carport available for parking currently.
6. Occupancy - Primary dwelling will remain owner -occupied as it is now and will not be
rented or vacate for more than six months out of any given year. Total number of occupants
will never exceed one family as defined in the Edmonds Community Development Code.
7. Building Compliance Permit and Inspection Approval for Minimum Building Code and Life-
Safty Criteria. - Understood and will need inspection to show ADU is compliant.
Outside changes
I will remove the existing Breezeway which currently connects the carport to the garage. The new
deck will post down onto the Carport beam and attach in the same manner as the Breezeway did.
This new waterproof deck will create a roofed outdoor passage between the carport and the garage
that will be the full length of the carport. The original Engineering is included with my paperwork being
submitted to the Building Dept. showing all load calculations.
