If needed the construction site operator must contact DOE and apply for a permit 60 days prior to discharging stori-riwater. A handout is available at the counter. * Department of Ecology (DOE) — Industrial Stormwater General Permit "Notice of Intent" (NOI) for sites with the potential to add pollution to surface waters from industrial activities. Access Width V 30' standard width for commercial access Location V The number of access points off Edmonds Way shall be reduced whenever feasible. The overall site currently has 3 points of access along Edmonds Way. Reconfiguring traffic flows through the site would optimize access to the individual businesses and could allow for a reduction in the number access points on Edmonds Way. ", 0 [01 FRONTAGE IMPROVEMENTS ", - Ar�` � ,,, " , 1 ,, (_ -11 Sidewalk - Existing — to be removed and replaced along frontage of subject development: a Frontage improvements along the Edmonds Way corridor shall include a 5 -foot wide sidewalk with a 4 -foot wide landscape buffer between the sidewalk and the Edmonds Way travel lane. Street trees are: required to be planted within the landscape buffer consistent with the Edmonds Street Tree Plan. [M] PARKING LOTS/PARKING GARAGES/OPEN PARKING AREAS • Configuration of parking stalls and drive aisles ✓ The current parking lot layout does not allow for a smooth flow of traffic through the site. Two-way drive aisles connect to one-way drive aisles and access to the bank drive thru is only available by entering the site from the eastern most entrance on Edmonds Way. The number of parking stalls provided on the site may need to be reduced to provide for a better layout and flow. Please also keep in mind that additional parking stalls could be gained through the closure of one of the access points to the site. Please confirm with City Planning Division the number of stalls that are required for the development. • Site distance triangle requirements ✓ Buildings; provide a site window or clear area to ensure line -of -sight. ✓ Landscaping near entrances shall be restricted to 3' in mature height to ensure adequate sight distance. ® Above ground ✓ Where parking stalls are provided adjacent to the drive aisle, the drive aisle width shall be as follows: 0 24 -feet wide for 2 -way traffic 0 12 -feet wide for 1 -way traffic o Variable width when adjacent parking stalls are angled. Refer to ECDC 18.95.020. ✓ For drive aisles with no adjacent parking stalls, the minimum width for 2 -way traffic shall be 22 -feet. ✓ A 2 -foot shy distance shall be provided from between structures, such as retaining walls, and the drive aisle. ✓ 13' 6" vertical clearance required for Fire Department. ✓ "Reduced width" parking stalls may be allowed. Applicant must be able to show/demonstrate all required full size (8.5' x 16.5') parking stalls can be obtained within the aggregate parking area. If this can be demonstrated the ECDC will allow for up to 50% of the stalls to be reduced width (8' x 16.5'). ✓ Parking layout between light post or other structures is measured from the inside and not the center of the structure. ✓ Maximum parking lot slopes is 6%. Locking CI lamphole covers shall be installed at property line and when located in hard surfaces. Cleanouts shall be placed a maximum of 100' apart when the lateral length exceeds 100 feet. • Existing sewer lateral within the City right-of-way shall be TV'd by City Public Works Department to determine acceptability for reuse. If lateral is not found to be acceptable it will be the owner's responsibility to install a new lateral from the City sewer main to the property line.
