Dear Ms. Rood,
The City has received a complaint regarding an accessory structure located in the side yard setback,
possibly in the rear setback and built without the required building permit. Accessory buildings over 120
square feet require a building permit. Accessory buildings, regardless of size, can not be located in the
required setbacks.
An inspection of November 20, 2007 showed a metal building in the rear yard, over 120 square feet,
possibly over 600 square feet, in the side yard setback and possibly in the rear yard setback.
In the RS-8 zone the side setback is 7 ½ feet and the rear setback is 15 feet. An accessory building under
600 square feet can have a reduced setback of 5 feet from the rear property line. (ECDC 16.20.050.C)
“Building” is defined in Edmonds Community Development Code (ECDC) chapter 21.10.040 as follows:
Building means any structure having a roof, excluding all forms of vehicles even though immobilized. (See
also, Accessory Building and Completely Enclosed Building.)
Corrective actions:
Please contact me at your earliest convenience by December 3, 2007 to confirm the schedule

Please make a complete building permit application for the accessory building at your earliest

convenience by December 14, 2007. A handout describing the permit submittal requirements is
enclosed. A Permit Coordinator will accept your application.
