The subject short plat drawings have been reviewed but cannot be completed until the following items
have been addressed/corrected. Once the corrections have been made, please resubmit two set of
drawings for review.
Sheet C-1.0
1.Show right-of-way centerline and width, and painted centerline.
2.Frontage improvements are required per the short plat engineering requirements and are as follows.

a)Widen asphalt travel lane on 95 PL W to 11.0’ from painted centerline along the entire property
frontage.
b)Install concrete curb and gutter 12.0’ from painted centerline to the face of the curb along the
entire property frontage.
c)Install 5’ wide asphalt walkway directly behind the curb the entire length of the property frontage
and ramp down to the road pavement at a slope of 1:10.

d)Install storm drainage along 95 PL W as required.

3.Show existing drainage system along 95 PL W.
4.Show access easement width.
5.Show datum point and elevation.
6.Bottom of footing elevations will be required when submitting for the building permit.

7.Change 3” to 1-1/2” in the filter fabric fence detail.
8.Rockeries are not permitted if the support a vehicular surcharge or fill if the rockery is over 3’ high.
Change detail to retaining wall or modular block wall. Provide design calculations (by a licensed
Engineer).
9.Add the first 9 points of the ESC from Chapter 18.30.050 of the Edmonds Community Development
Code verbatim to the drawing. Remove any duplicate notes form the TESCP notes already on the
drawing.
10.Provide Construction sequence: Sequence to include:
a)call the engineering inspection line (425-771-0220 ext 1326) to set up a pre- construction meeting
and to call for all inspections 24 hours in advance.
b)Dust control
c)Review ESC notes
11.General site notes:
a)Note #6: Change UBC to IRC and to the end “ and to City of Edmonds Standards”.
b)Note #14: Change Public Works to “Engineering.”
c)Note #15: Change Public Works Inspector to “City of Edmonds Planning Division”
d)Note 19: Change monthly to weekly
e)Note #24: Change note to read: “All work and material shallbe in accordance with the City of
Edmonds Standards and specifications and the current edition of WSDOT’S Standard
Specfications for Road, Bridge and Municipal Construction”.
12.Width of thickened edge is 18” and is not part of the 12’ driveway width.

13.Straight infiltration will not be allowed. Storm detention system is required. System can discharge to a
spreader trench. Provide impervious surface calculations and required length of spreader trench.
14.Show footing drain stubs.
15.Show location of new water meter. Meter shall be placed on the right-of-way side at the property line.
16.Show location of new sewer lateral and side sewer to the lot. A sewer cleanout is required on the right-
of-way side at the property line.
General:
17.Provide Engineers Estimate or contractor’s bid for all frontage improvements so the bond and inspection
fee can be determined.
