Once the corrections have been made, please resubmit two sets of drawings for approval. Sheet C-1.0 1.The datum point and elevation still has not been identified or shown on the drawing th 2.Since the preliminary drawings for the proposed short plat (S-06-41) at 22311 95 PL W show that its lot 2 utility and access will be over lot 2 of the subject short plat, the access easement needs to indicate all affected lots. Because the access will be serving 3 lots, the width of the access easement must be 20’ with a pavement width of 16’ to a point east of lot 1’s existing garage and a 15’ easement and 12’ pavement width from that point on. Please show the correct easement and pavement widths on the drawing. 3.The sidewalk/driveway apron needs to be the same material, not a mixture of concrete and asphalt. 4.Will there be a rockery on this project as indicated by the detail on sheet C2.1? If so, please indicate the location and height of the rockery. Sheet C1.1 5.The height of the thickened edge above the pavement grade need only be 2”. Attached is our handout to use to calculate the correct infilitration facility. Final approval to use an infiltration system will be up to the City Storm Engineer. 8.Attached are comments on the infiltration trench sizing calc sheet. 9.Provide invert elevation of d.i.p. that daylights to the ditch and the ditch invert. 10.Change the 6” d.i.p. to 12”. 11.The cb grate shall be vane grate. 12.Sewer cleanouts are required every 100’. Suggest angling the side sewer to the house at that point to avoid the 90* bend. 13.Since the sewer later will be serving 2 lots the size needs to be 6” up to the point where the lines branch off toward the houses. Label the lateral as 6”. 14.When submitting the civils for our approval the sewer/water drawing needs to be signed by Olympic View Water and Sewer District so we know they are in the loop on the project Sheet C2.1 15. Since the line out of the cb to the infiltration system is 6” the perforated drain pipe needs to be 6”. 16.Sewer cleanout detail: Add “ and at the right-of’way” to ‘paved areas’. 17.Will the NDS drain pipe material hold up to hot asphalt.? Suggest using a standard type 1 cb in the asphalt. General : Listed below are the engineering fees that will be required and the bond amount for the righ-of-way improvements.
