RITTER 3-LOT SHORT PLAT AT 8364 OLYMPIC VIEW DRIVE
Dear Mr. Tietze:
I have reviewed your civil plans submitted on September 27, 2007 for the above project
for the Planning Division, and it was found that the following information, corrections, or
clarifications will need to be addressed before review can continue:
Tree Removal:
1.Per Condition B.1.A)(1) of the staff report, “The applicant must
submit a plan that shows how the project complies with the native vegetation
requirement of ECDC 23.90.040.C. The plan must include a proposal for
construction fencing as well as permanent fencing to protect the vegetation both
during construction and into the future. For further direction, see section II.F of this
report.” It was noted that specific trees are indicated as to be removed on the civil
plans; however, a vegetation plan for the entire subject site was not submitted to
show the tree retention/removal plans for the entire site. Therefore, please refer to
Section II.F of the staff report as well as ECDC 23.90.040.C, and submit a
vegetation plan indicating how the requirements of ECDC 23.90.040.C will be met
and establishing the boundaries of the Native Growth Protection Area as well as the
proposal for construction and permanent fencing.
Setbacks:
2.Please either remove the building setback lines shown on the plans or
correct them so that the 25-foot street setbacks for Lots B and C are from the
western boundary of the shared access easement instead of from the eastern
property lines.
Shed:
3. Indicate on the plans that the shed shown on Lot C is to be removed.
Please make all submittals to the Engineering Division, Monday through Friday,
excluding Wednesdays between 8:00 am and 4:30 pm. If you have any questions, feel
