The subject short plat drawings have been reviewed but cannot be completed until the following items
have been addressed/corrected. Once the corrections have been made, please resubmit two set of
drawings for review.
Sheet C1
1.Sewer
a.show locations of sewer main / MHs / COs in the current easement ( AFN 8508060052).
b.Provide slope of SS line to back lot.
c.provide invert elevations of side sewers at stubs.
d.SSCOs shall be on the right-of-way side at the property line.
2.Road / Frontage
a. Show existing pavement width and painted road centerline.
b. Show dimension from painted centerline to face-of-curb (12’); incicate additional pavement
width, if required.
c. Move mailbox farther west from the driveway wing. Show the additional sidewalk behind the
mailbox per City std detail.
3. Water
a. Place water meters at the post dedicated right of way line.

4. Storm
a. Provide tightline stub inverts elevations.

b. 4” pipe will not be allowed across 196St SW.. Install 4” outfall pipe, on private property,
along the front of 9007, install cb #3 and connect to the city cb. Provide the necessary easement documentation
on the final short plat drawing.
5. Detention
a. Slope of detention pipe is too steep; Cannot exceed 1.0%
b. Revise detention inverts to match required slope.
c. The detention pipe must have a minimum 2’ of cover under paved surfaces.
d. Place detention CBs along curb line of access drive to collect surface water unless the driveway
has an inverted crown.
6. Note slope of access drive.
7. Storm drainage report required.
8. Show proposed grading.
Sheet C2
9. Redraw to match changes required on sheet C1.
Sheet C3
10. ESC notes must be verbatim from code.
11. Construction Sequence
a. Item 1 shall read, “Contact the Engineering Inspection line at 425-771-0220 ext 1326, to set up
a preconstruction meeting and call 24 hours in advance for all inspetcions.”
b. Between notes 6 and 7, add dust control measures.
12. Plan View
a. Add a note to the drawing that states: “No grading within the buffer setback area without prior
approval from Planning Department.”
b. Show proposed locations of rock check dams.
13. View A-A: CB protection shall be filter socks per Edmonds Standard Details E1.3.
Provide a cost estimate for the short plat improvements so the bond and inspection fee can be determined.
