Subject: REQUEST FOR ADDITIONAL INFORMATION TO COMPLETE YOUR
SUBDIVISION APPLICATION, FILE NO. S-2007-40
Dear Mr. Jessop:
th
Your application for a short subdivision at 8021 218 Avenue SW is under review; however, we
are unable to continue processing your application until the following required items are
submitted and/or located on the preliminary plat:
1.Revisions to Drainage Plan
The preliminary drainage plan references infiltration for the subject properties; however,
the locations of such on-site detention systems are not located on the individual lots.
Detention systems can be constructed on each lot or one system could be sized
appropriately to provide for a combination of lots/impervious areas. The detention
system(s) shall be sized to accommodate all new impervious areas associated with this
development including additional paving of the access road, individual driveways, patios,
and the roof outline of the homes. If any one detention system is sized for greater than
5000 square feet of impervious area, plans and stormwater calculations must be designed
and stamped by a licensed engineer. Please note that you will be required to submit
additional information to the City at the time of civil design and review so that it can be
determined if infiltration will be acceptable for this project. If you have any questions on
drainage requirements, you may contact Jeanie McConnell, Acting Engineering Program
Manager, at (425) 771-0220, ext. 1338.
2.Fire Hydrant
Because the existing access drive will serve an additional two residences (plus a
replacement of the original), the Fire Department will require a fire hydrant be installed.
Placement of the hydrant is recommended on the west side of the access drive and it can
be placed on the water main side of the street. If you have any questions regarding this
requirement, contact Mike Smith, Senior Inspector with the Edmonds Fire Department, at
(425) 775-7720.
3.Land Surveyor Endorsement
Please keep in mind that the final subdivision plat that will be filed with Snohomish
County will need to be prepared and endorsed by a professional land surveyor licensed in
the State of Washington according to Section 20.75.135 of the Edmonds Community
Development Code.
Please submit the above information as soon as possible, so that your application may be
processed in an expedient manner. If you have any questions, feel free to contact me at (425)
771-0220, extension 1330.
Sincerely,
Mike Clugston
