FILE NUMBERS S-2007-57 & S-2007-58
Dear Mr. Michel:
The Engineering Division and I have reviewed the above draft recording documents submitted on April 21, 2010,
and it was found that the following information, corrections, or clarifications will need to be addressed before
review can continue:
1.For File No. S-2007-57, the second sheet is labeled as “Sheet 1 of 2”, but it should be “Sheet 2 of 2”.
2.For File No. S-2007-58, under the “Declaration of Short Plat” heading, please correct the file number
referenced to S-2007-58.
3.For both short plats, revise the label “Existing Legal Description” to “Original Legal Description.”
4.Please have your surveyor verify all proposed legal descriptions for both short plats, as it appears that the
distances within each legal description are incorrect and the directions for the legal descriptions for Lot 1 of
both short plats are also incorrect.
5.Your title report states that the properties are subject to an easement to Puget Sound Energy, Inc. (Recording
No. 200712140320) and an easement to Public Utility District 1 of Snohomish County (Recording No.
200808190627). These easements should be shown on the recording documents for both short plats.
6.For both short plats, the construction as-built drawings indicate an ingress/egress width of 22 feet. The draft
recording documents indicate an ingress/egress width of 25 feet. Please revise the recording documents as
required to be consistent with the as-built drawings for the project.
7.Please verify with Snohomish County that all required items are shown on the face of the plat. I believe that
the County may require a signature block for the Auditor’s Office; however, you will want to verify with
them whether or not this is a requirement and if so, what the required wording is.
8.Remember that all signatures on the final documents must be made in black ink, including the notary
signatures.
9.It was noted that you paid a final review fee of $220 for File No. S-07-57 on January 14, 2008. Since you
had already paid a final review fee for this short plat, the fee of $405 that you paid on April 21, 2010 will be
refunded to you. No final review fee had been collected in the past for File No. S-07-58, so the $405 that you
paid on April 21, 2010 for that file is correct. Your refund of $405 will be processed by our Finance
Department and will be mailed out to you.
Please make the above changes and submit your updated recording documents to a Planner, Monday through Friday,
excluding Wednesdays, between 8:00 am and 4:30 pm. If you have any questions, feel free to contact me at (425)
