Final Short Plat Review for Files S-2007-57 and S-2007-58
Mi Scott,
The Planning and Engineering Divisions' comments on your final short plat documents follow. Feel free to contact me if
you have any questions.
1. On Sheet 1 of both short plats, please remove the "Dedication" heading and replace it with either "Certification" or
"Declaration". Since there is no street dedication for either short plat, please remove all language referring to a dedication
under this heading. You may refer to the attached pdfs for a sample of general certificationldeclaration language and an
example from another short plat.
2. For both short plats, when you update the certificationldeclaration section, please also note that only one owner
signature line is needed if Rob is going to be the only one signing the documents. If you are going to have two signatures,
please note that an additional notary block will need to be added for the second person signing.
3. On Sheet 1 of both short plats, please add sections and language for "Easement Provisions" and "Maintenance
Provisions" (refer to the attached sample). The easement and maintenance provisions must reference the opposite short
plat (i.e. S-2007-57 must reference the easements that are shared with S-2007-58 and vice versa).
4. The easements shown on the recording documents for both short plats must be consistent with what the civils show.
5. On Sheet 2 of S-2007-57, show the storm easements along the western and northern portions of the property.
6. On Sheet 2 of S-2007-57, please show whether the water service line falls within the area of the ingress, egress, and
utilities easement on the southern portion of the property.
7. On Sheet 2 of S-2007-58, show the sewer and storm easements along the southern portion of the property.
Once all of these changes have been made, you are welcome to bring in the signed documents (please remember to sign
in black ink) for our signatures. If you would like us to review the changes before bringing the signed copies in to make
sure that everything looks ok, you are welcome to have your surveyor email the updated documents to me. Please note
that I will be out of the office starting tomorrow and will be back on Thursday, the 7th.
