Subject: REQUEST FOR ADDITIONAL INFORMATION TO COMPLETE YOUR
SUBDIVISION APPLICATION, FILE NO. S-2007-76

Your application for a short subdivision to create an additional lot at 509 9 Avenue N is under
review; however, I am unable to continue processing your application until the following
required items are submitted:
1.Title Report
2.Adjacent Property Owners List
3.Edmonds Utility Consortium Form
4.Traffic Impact Analysis
I understand that you would prefer to reference existing materials from your previous subdivision
application at the subject parcel (S-05-09). However, the above items must be current and
submitted with every subdivision application pursuant to Edmonds Community Development
Code (ECDC) Section 20.75.040; they cannot be carried over from the older file. In addition, to
make sure we are using the correct material to support your current application, we need you to
come into our office to verify which documents you are intending to incorporate into this
application from the previous file (S-05-09).
Your current modification request to reduce the eastern setback of Lot 1 is noted. It is also noted
that you did not pay for this request when you submitted your application on August 31, 2007.
However, after examining file S-05-09, it appears that you had paid for two modifications
($1120) as part of that project but neither were actually reviewed as part of that application and
your money was not refunded. As a result, the City will apply $560 from the previous
application (S-05-09) toward the modification request for the current application (S-07-76). The
City will also refund to you the remaining $560.
Regarding compliance with the Code, Fire Marshall John Westfall forwarded to you a
requirement that an additional fire hydrant will need to be installed at the west entry to the

driveway on 8 Avenue N. Please submit new site plan documents that indicate that addition. If

Two other items also caught my attention. First, while the current modification request is to
reduce the eastern setback on Lot 1 from 10 to 5 feet, the site plan also shows that a small
portion of the southern setback adjacent to the garage on Lot 1 is reduced from 10 to 5. You
did not request a modification for such a reduction in the southern setback line of Lot 1. As a
result, please submit a modification request for that reduction or indicate the 10 setback line
along the length of the southern bound of Lot 1.
Second, according to the survey, Lot 3 is proposed to have a gross area of 13,165 square feet.
That size would comply with the RS-12 zoning designation for the parcel. However, the 15
ingress/egress easement must be subtracted from the gross area. After subtracting approximately
1209 square feet for the easement, that leaves a net lot area for Lot 3 of 11,956 square feet which
is below the 12,000 square foot requirement. The written narrative you submitted contradicts the
gross/net lot area for Lot 3 (and Lot 2). If the survey is the accurate reflection of the lot sizes,
you will need to submit a modification request for Lot 3. If the narrative numbers are correct,
please submit new site plan documents with the correct lot areas for Lots 2 and 3.
