Gentlemen:
On behalf of my client, Mr. 'Leo H. Steinhauer, I,desJre to
present a. Petition to divide his property `into. 3 lots of 101. feet in
depth from 9th Avenue and 100 feet in width onHandley, Lane.
Th.e property involved includes property on she Northl est
corner of 9th Avenue and Hindley Lane 101 feet in depth on 9th Avenue
and 300 feet in width on Hindley Lane, plus the property immediately
adjacent to Hindley Lane to the South, 12 feet in depth on 9th Avenue
and 300 feet in width on Hindley Lane.
We also believe that -Findley Lane, 40 feet in width, and its
depth adjacent to the property of 300 Feet, should be considered for
the purpose of our application.
The property on the Northwest Corner contains 30,300 square
feet and the property on the Southwest Corner contains 3,600 square
feet. 'The road portion involved contains 12,000 square feet, for a
total of 45,900 square feet, requested to be considered.
Ti the property on the Northwest corner, only, is to be
considered, it will be short 51700 feet for the required 35,000 square
feet of 3 lots. If the property on the Southwest corner is considered
as a portion of the property on the Northwest corner, there is a short-
age of 2,000 square feet, for the 3 lots. If the road area is consider-
ed, there is a surplus of 9900 square feet.
It is our understanding that the original 12,000 square
feet per lot was arrived at for the purpose of having a quantity area.
Each of the required 3 lots would have an area of 15,300 square feet
if all the property is considered.
Mr. Steinhauer is willing to deed to the City the 12 feet
on the South side of Hindley Lane for road purposes, which would give
Hindley Lane a width of 52 .feet in front of his property, if' he could
retain the water rights to the tream traversing that area.
it is Tyr. Steinhauer's desire to build a new home on
the middle lot and, eventually, a second home on the 3rd (West) lot.

it is my understanding that the property on the NorthWest corner
comes out of a corner of the Haggard Mat which area requirements for
building is to expire in a little over a year and, no doubt, at that
tirae, those lots in the :Haggard Plat will be divided up for additional
building sites. 7-.e writer personally believes that the Coraraission can
consider Hindley Lane t portion of the property on the Steinhauer
holding.
We respectfully request that this Petition be considered and hope
perrr!_i.ssion will be granted to divide the property into 3 lots of 100
feet each. on Hindley Lane for the depth of the property.
