in all respects from any and all claims for damages for in-
junctive relief which may be occasioned now or in the future
to adjacent land or improvements by reason of the construction,

EASEMENT LEDMONDS, WA 00020
IN CONSIDERATION of benefits to accrue to the Grantor herein by reason of
the construction and establishment of a sanitary sewer lift station system,
CC the Grantor, AMERICAN WEST PROPERTIES, INC., a Washington corporation, hereby
grants to the CITY OF EDMONDS, a municipal corporation, a permanent easement for
the installation, operation, and maintenance of a sanitary sewer main line, lift
station, force main, distribution pipeline and appurtenances, over, across,
through, and below the following described property, and the further right to
remove trees, bushes, undergrowth, and other obstructions interfering with the
location, construction, and maintenance of said sewer distribution pipeline
and appurtenances.
The easement and right of way hereby granted is located in the County of
Snohomish, State of Washington, and is more particularly described as follows,
to wit:
A strip of land, 10 feet in width, lying 5 feet on each side of
and adjacent to the centerline of the sewer distribution pipe-
line and appurtenances and that area needed to service lift
station contained within existing fences, as such are presently
constructed and located within the following described property:
That portion of the northwest quarter of the northwest quarter
of the southwest quarter of Section 25, Township 27 North,
Range 3 East W.M., in Snohomish County, Washington, lying east
of State Road 104, as conveyed to the State of Washington by
Deeds recorded under Recording Nos. 2136093 and 2134901;
EXCEPT the east 15 feet of the south three-quarters of said
northwest quarter of the northwest quarter of the southwest
quarter conveyed to Snohomish County by Deed recorded under
Recording talo. 106210;
AND EXCEPT those portions conveyed to State of Washington by
Deeds recorded under Recording Nos. 2136093 and 2134901;
AND EXCEPT that portion conveyed to the City of Edmonds for
park by Recording No. 8111180187;
AND EXCEPT right of way for 6th Avenue South;
TOGETHER WITH that portion of vacated 6th Avenue South, as
described in Ordinance N0. 2134, recorded under Recording
No. 8007180195.
The CITY OF EDMONDS agrees to restore to substantially the original condition
such improvements as are disturbed during the construction, maintenance and
repair of said sewer distribution system and appurtenances; provided, the Grantor,
its heirs or assigns, shall not construct any permanent structure over, upon or
within the permanent easement.
