Due to severe site restraints, the location of a required trash enclosure to serve this
condominium property has been proposed immediately to the south of the property on the
adjoining commercial parcel. At this stage there is a verbal agreement between both
property owners to share this new structure for their solid waste collection needs.
In a subsequent conversation with the architect to clarify this scenario, a few points were
brought up.
• There may be the need or requirement for both properties to enter into a restrictive
covenant describing and designating the shared use of the garbage and recycle
collection enclosure.
• The property owner on whose property the enclosure is situated will need to apply
for the permit to erect that structure.
• It was suggested that the enclosure site be resubmitted showing the same location
but with the structure rotated 90 degrees to the east so that servicing can be
accomplished directly from Sunset Avenue. This would extend the proposed
curb -cut and may require other changes to the adjoining property.
For now, resubmission of the re -orientated enclosure will be reviewed and the applicant
shall keep the application's permit coordinator updated as to the formalization of the
shared enclosure agreement.
