During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Provide written responses to each comment and where
changes can be found on the plans. Please resubmit to Marie Harrison, Permit Coordinator.
1.The occupancy classification for a fitness center is an A3 (plans show an M occupancy). IBC
303.1
2.Since the building is sprinkled, a 1-hour occupancy separation is required between the A3
occupancy and adjacent M occupancy and R2 occupancy above. Note on the plans that the
existing floor-ceiling separating the R2 and A3 is 1-hour (per original approved plans). The exit
door to the corridor must be self-closing, 60 minute rated. IBC 508.3
3.Revise occupant load calculations per IBC Table 1004.1. Use a factor of 50 for the exercise
room areas.
4.Provide restroom calculations to include the more intense A3 occupancy to justify the number of
existing common area restrooms. State Amendment to IBC Chapter 29.
5.Dressing rooms must be reconfigured to meet ICC/ANSI A117.1 Section 903. Provide detail to
show compliance. The current design does not provide a clear floor space to an end of the bench
(see figure 903). Note the heights of the mirrors and coat hooks. The doors do not meet required
maneuvering dimensions of ICC/ANSI A117.1 section 404.2.3
6.Door hardware must meet exiting and accessibility requirements (such as lever-style). Note the
specific door hardware at the slider door to the office to show that it meets this requirement.
7.Verify that the existing PT deck will support the proposed exercise equipment loads.
8.Change label of hallway to 1-hour exit passageway, and revise exit path arrow to lead to the
outside rather than to the stair enclosure.
9.Separate permits will be required for the fire sprinkler, mechanical/HVAC, and State electrical.
