During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. Our handouts can be found online at the City of
Edmonds web site www.ci.edmonds.wa.us under City Government/Development
Services/Engineering Division.
1.Provide a thorough breakdown of the existing and proposed impervious surface on the site plan, for
example;
Existing Impervious: Roof outline: xxxxx Year built: xxxx
Driveway: xxxx xxxx
Decks: xxxx xxxx
Total: xxxxx
Proposed Impervious: Roof outline: xxxx

Walkway: xxx
Total: xxx
Please consult City of Edmonds Storm Water Management handout #E72 for information regarding what
counts as impervious surface (i.e. pavers, gravel..).
2.
It is not permitted to build structures over a city storm drain line. In order to build in the location
indicated by the submitted plans, the storm drain pipe will need to be rerouted around the west side of the
new structure. It will be required that a new utility easement be granted the City of Edmonds to access
pipe for maintenance and repair. Please submit a site plan showing a proposed route with all relevant

Please show all utilities on site plan i.e. water line from water meter to house, gas line from property line
to house, side sewer from main to house, etc.
7.
If intention is to use existing side sewer lateral then it would need to be TV’d by Public Works to
determine if in good working condition. If intend to use any portion of the existing side sewer on private
property then it is the owner’s responsibility to TV that line to determine if in good condition for use.
8.Clearly label all areas on site plan. For example, it is difficult to tell if the area between the garage and
driveway is pavement/concrete area or something else.
9.If removing concrete area, walk, driveway, and stairs near existing house, please label “to be removed”.
10.Please add curb or brim of some kind on West and South sides of driveway area to prevent runoff.
11.Existing fence and gate shown on site plan are in the right of way. Please remove from right of way or
apply for Encroachment Permit. Handout E#26 explains requirements for Encroachment permit
application. This handout can be found on our website following the instructions above.
12.Please indicate that existing access from Water St. will be removed.
13.Erosion Control:
a)How do you plan to access site for construction? Will existing driveway be used? If
not, provide rock entrance per City of Edmonds standard detail E1.2 (All Standard
