Subject: Futher questions on 17626 OVD short plat
To Jeanie McConnell,
In regards to the Memorandum dated March 3, 2009 sent to Mike Clugston and the
Spasojevic family @ 17626 Olympic View Drive:
Request #6 asks for us to "Provide a preliminary grading plan". Can you explain why this
is necessary as all structures are preexisting and we have no plans to do any new
?
construction. Please add a note to the plans that states this. If I recall correctly, it
seems as though there may be some grading required to construct an onsite turnaround
?
for one of the homes.
#7 asks for the location of existing and proposed underground utility lines, sewer, and
water service lines adjacent to or within the proposed subdivision. Please explain this
request further. The plans submitted do not show all of the utility services that serve the
subject property. It is also unclear if any new utility connections will be required with the
proposed development. Please show Water service line and meter locations, sanitary
sewer lines, gas and/or power lines and cable/phone lines.
#8 asks for the provision of a preliminary drainage plan... Are we not hooked up thru the
new OVD road improvement? We are not sure what you are looking for here or where
we can find or have designed this requested information.Yes, it is my understanding
that a storm drain stub has been provided to the property with the City of
Lynnwood improvement project on OVC. The preliminary drainage plan I am looking will
show the location of the required storm detention system on site with connection to the
new storm drain stub at the property line. At a minimum, elevations must be provided to
indicate connection of the private storm detention system to the City storm stub is

possible.
Also, do you know if the City of Lynnwood is taking any more right of way? Is this part of
what effects us?
I havenot been closely involved with the City of Lynnwood improvement project, so I am
unaware of their rightofway needs. Please discuss with the City of Lynnwood.
??
As there is an improved road in front of the proposed short plat, are you requiring new
surveying for the adjacent utilities or will the maps from the City of Lynnwood be
sufficient?
Asbuilt drawings from the City of Lynnwood project will be sufficient to show the location
of all new utilities and the sidewalk within the ROW. With regards to storm drainage
improvements, please be sure the elevations provided on the City of Lynnwood
plans correlate with the elevations provided on your plan.
Thank you for your time.
