Dear Korey:
We have verified that the helical piers described in our August 23rd repair plan for lifting and
stabilizing the east side and the northeast corner of the two-story Residence at 8503 216th
Street in Edmonds, Washington have been completed in accordance with our design. This
Special Inspection is required by the City of Edmonds Building Department.
I had specified the use of seven (7) hydraulically driven piers to be installed under
foundation, two on the south and north sides and three at the east gable wall of the garage.
The east or right side of the garage had settled about 1'/2-inches and had caused cracking
in the floor slab and stem wall. The three piers along the gable side and two at the front or
south side were switched to be helical piers due to the lack of sufficient weight to properly
drive the piers hydraulically and the fact that the depth of the piers was shallow.
The pier installation was performed by Ram Jack West, certified installers for the Ram Jack
steel piers. The piers were started with the standard guide sleeves and used the 4038 and
4021 brackets placed under the footings. Channel was also added to the stewall to allow
proper lifting of th structure. The installation pressure for all the piers was 2300 psi using
the 7k drive head which exceeds the required 15,000 pound capacity that I had specified at
the bearing walls. The depth for all the piers was about 6 feet with all of the piers
terminating in a hard bearing stratum. In all cases the pier installation has been conducted
per the Special Inspection criteria listed in the Legacy Report.
In conclusion, the installation of seven Ram Jack hydraulic and helical piers at the residence
at 8503 216th Street SW in Edmonds was completed in a professional and workmanship
manner with no remaining concerns for this portion perimeter of the foundation. All the
foundation repair work is in compliance with my recommendation and the standards of the
steel pier industry. I have enjoyed working with you on this project.
