CG Engineering completed a site visit for the 72 West Townhomes project located in Edmonds, WA on
July 31, 2019 to assess the correction repairs as described in the Structural Observation Report #2 by CG Engineering
dated 07/29/19. Prior to our site visit, all wood framing had been erected and wall finishes had not yet been installed,
allowing us to observe all wood framing elements that were visible from the interior of the structure. Foundation
elements were below grade and were unobservable during our site visit.
While on site, the contractor (Hann Homes) was not present but we were able to complete our walkthrough to assess the
corrected items, To the best of our knowledge, the previous field corrections noted structural observation reports 1 & 2
have all been implemented and the construction that we observed was in accordance with the approved structural
drawings. Refer to photos 1-4.
Additional Corrections
After we had completed our final walkthroLlgh, the original engineer of record (Brian Russell) was on -site and had a few
additional corrections that were noted:
1. At the upper levels, some of the wall top plates break simultaneously. These locations should be strapped across
the top plate splice with a Simpson CS16 strap (16" each side of break and 3" long 10d or 16d nails). This
correction was completed and is acceptable.
2. Contractor is to confirm that the upper level gables were installed with Simpson A35 clips at the top plates.
Contractor supplied photos of the A35 clips. This is acceptable as installed,
3. Garage portal frames require a strap to be installed to the framing members above, each end of the portal frames.
'The portal frames had a strap welded directly to the frame on both ends and were connected to the framing above
with nails. This is acceptable as it was installed and does not require correction.
The additional corrections by the engineer of record above were implemented on 08/07/19. The framing appears to be in
general conformance with the approved structural drawings. Refer to photos 5-8.
