During review of the civil drawings for the proposed subdivision it was found that the following
information, corrections, or clarifications will need to be addressed. Please resubmit 3 copies of the
revised civil drawings and associated documents with a written response to each item to an Engineering
Technician. Please contact me at 425-771-0220 or by e-mail at sibrel@ci.edmonds.wa.us if you have
specific questions regarding these plan corrections.
The engineering plan review comments of October 1, 2008 are reproduced and boxed below. The submitted
landscape plan of October 3, 2008 that deletes the proposed parking lot does not take into consideration the
requirement for either the removal of the installed geomat or the required drainage plan should the mat be
intended to remain. It is possible that you intended for the landscape plan to address exclusively the
Planning Department’s concerns, with civil drawings and plans to be submitted at a later date. If this was
your intention, please inform the Permit Coordinator who receives your subsequent submittals of the extent
of the reviews requested at the time of submittal.
It has come to our attention that the placed gravel is underlain by geomat,
rather than ordinary non-woven landscape fabric. A site visit confirmed
this. Geomat is a 100% impervious barrier fabric; as such, the entire site is
now considered as impervious surface.
A drainage plan is now required to handle the runoff from the site.
Because of the site’s size, this plan must be designed by a licensed
engineer. An alternative option is to remove the geomat from the site.
