SUBJECT: Staff Administrative Design Review for BLD-2009-0034
As part of the Citys review of the sign permit referenced above, staff design review was
required per ECDC 20.60.015.A. Also, since monument signs greater than 6 are conditionally
allowed for businesses in RM zones, the signs need to meet the requirements of ECDC
20.60.020.M.1 to ensure that the materials, colors, design and proportions are consistent with
those used throughout the site.
The project involves the replacement and relocation of two signs at the Steven Professional

Center site located at 21616 76 Avenue West. The site is quite large and retains an attractive
wooded appearance. The existing buildings are blend in nicely within the site and are clad in
light browns and beiges.
The two replacement signs are identical; one will be located at the southern parking lot entrance

on 76 and the other at the corner of 76 and 216 Street SW. The sign will be slightly taller
than 6 from the ground level at the base to the top of the sign and will have exterior
illumination. Colors on the sign include darker and lighter browns for the structure with mostly
white and some brown lettering. Because the signs are greater than 3 in height, they are
required to meet the 15 street setback for the RM-1.5 zone. Both signs meet the setback
requirement. No additional landscaping will be required since the signs will be located within
existing areas of landscaping.
With respect to the design criteria in the Comprehensive Plan and the above referenced code
APPROVED
sections, the proposal is . The proposed signs are consistent with the existing
development on the site and will be an attractive update to the Stevens Professional Center.
