RE: Application #: BLD20151355 & PLN20150060
Project: Petkovits – Addition & Conditional Use permit for ADU
th
Project Address: 24233 – 104Pl W
During review of the above noted application, it was found that the following information, corrections, or
clarifications are needed. Reviews by other divisions, such as Planning and Building, may result in
additional comments. Please redline plans or submit three (3) sets of revised plans/documents with a
written response to each of the items below to a permit coordinator once all divisions have completed
their review.
nd
Resubmittals can be made at the Development Services Department on the 2floor of City Hall. Permit
Center hours are M, T, Th & F from 8am-4:30pm. The Permit Center is closed on Wednesdays.
City of Edmonds handouts, standard details and development code can be referenced on the City website.
Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to
Engineering Handouts for all Engineering Requirements.
1)
The Site Plan submitted for the addition and the Site Plan submitted for the conditional use permit
do not match (for example, driveway material, driveway location, parking location, fences, etc.).
Please revise the plans to be consistent.
2)
Please labelall the lines (i.e. property lines, setback lines, etc.).
3)
Any areas where the existing foundation, concrete, asphalt, patios, etc. are being removed to bare
soils, that area is considered new impervious area. The only exception is if the driveway is being
replaced/repaired. Therefore, there is no credit given. Please revise the impervious surface
calculations accordingly.

4)
The plans must show that three parking stalls can be achieved on private property. The minimum
width of the driveway shall be 17’ where two cars will be parked side by side. Please revise the
plans to clearly show the location of the driveway and that it meets the minimum City standards.
5)
Please show all trees and the drip lines that are on and adjacent to the site.
6)
Show protection fencing at the drip lines of any trees that are to remain and are adjacent to any
excavation work.
