During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Provide written responses to each comment and where
changes can be found on the plans. Please resubmit to Marie Harrison, Permit Coordinator.
Please give this letter to your architect or engineer for response and revised plans.
1.Plans must be stamped and signed by a State Licensed Architect or Professional Engineer since
the building exceeds 4000 sf (RCW 18.08.410). At least one set of plans must be wet signed.
2.Sheet 1 site plan is not needed since it shows the existing building as “proposed”. On Sheet 2
site plan, revise notes so it is clear what is existing to remain and what is new work under this
permit. This appears to be an old site plan from a previous project.
3.Relabel Sheet 3 as Existing Floor Plan.
4.Relabel Sheet 4 as the Proposed Floor Plan.
5.Provide a detail showing how the new partition walls will be anchored at the floor and roof-
ceiling structure for lateral support.
6.Note the size of the new door. Provide door hardware information on the plans. The door
hardware must be accessible (such as lever style) and if a locking device is provided it must be
openable from the inside with out key, special knowledge or effort.
7.Show how mechanical ventilation (supply and return) will be provided to the new room.
8.The alterations require accessibility upgrades per IBC/WAC 3409.7. On the plans clearly show
that the exterior and interior accessible route of travel complies with current code, or provide
upgrades per the previously referenced section. If you choose to use exception #1 of that
section, provide a letter stamped and signed by the architect (reference the code exception),
stating what parts of the existing site and building are not accessible, the project cost and what
20% of it equals, list the upgrades that will be done as part of this permit as well as showing that
the total cost of the upgrades is at least 20%.
9.Provide a bid (fair market labor and materials) for the work.
