You also inquired as to whether the parcel was buildable as it currently exists. Whether or not the lot is ultimately buildable is determined at the time of building permit; that is, if a particular building permit application can meet all applicable codes for building, engineering and land use. I can discuss, however, whether the parcel is a legal building lot. The parcel in question is zoned Single Family Residential (RS -12), which indicates that a parcel must be a minimum of 12,000 square feet in order to be considered a legal lot in that zone [see Section 16.20.030 of the Edmonds Community Development Code (ECDC)]. The lot at 54112 th Ave. N is currently 16,000+/- square feet and so satisfies the minimum square footage requirement. At the same time, the RS -12 zone indicates that a legal lot must have a minimum lot width of at least 80 feet. According to a lot line adjustment approved by the City in 1988 (PLN19880004), the subject parcel is shown to have a width of 81 feet adjacent to the street right-of-way at 12th Avenue North. As a result, the parcel meets both the minimum lot width and lot size requirements and is considered to be a legal lot.
