Dear Mr. VanZant:
This letter is in response to your inquiry received by the Planning Division on June 4, 2013
regarding the property located at 8325 — 212th St. SW in Edmonds (Parcel No.
00373600100705). Enclosed is your receipt for this request.
1. The current zoning classification for the subject property is:
The current zoning of the subject site is Neighborhood Business (BN) pursuant to Edmonds
Community Development Code (ECDC) Chapter 16.45. Please refer to the enclosed copy of
ECDC 16.45 for information on the current allowed uses and applicable development
regulations for the BN zone.
2. According to the zoning ordinances and regulations of this district, the use of the subject
property is a:
There are multiple uses currently on the site which fall generally into the neighborhood
retail, service and office categories. These are primary permitted uses for the site.
3. Adjacent property zoning designation:
Refer to the enclosed zoning and vicinity map for the adjacent zoning designations. The
adjacent properties to the west, south, and to the east of the southern portion of the
subject site are also located within the Neighborhood Business (BN) zone. The adjacent
properties to the north and to the east of the northern portion of the subject site are
located within the Multiple Family Residential (RM -2.4) zone. Properties within the Single -
Family Residential (RS -8) zone are also located within the vicinity of the subject site;
however, the site is not immediately adjacent to any properties within the RS -8 zone.
4. Conformance: Per current zoning ordinances and regulations applicable to the subject
property, the current structure(s) is:
The subject site contains two existing buildings. The south building was constructed in 1990
pursuant to permit BLD19890072. The north building was constructed in 1992 pursuant to
permit BLD1990701. At the time of writing, and not knowing the current status of all the
development on the site, the structures are legal conforming.
5. Information regarding variances, special permits/exceptions, ordinances or conditions:
No variances or conditional use permits were obtained for the construction of the existing
buildings on the subject site.
6. Rebuild: In the event of casualty, in whole or in part, the structure located on the subject
property:
At the time of writing, and not knowing the current status of all the development on the
site, it would appear that the site could be rebuilt in the same footprint with the same
square footage as exists today.
7. Code Violations Information:
Staff is not aware of any currently open zoning or building code violations applicable to the
subject site.
