9797 Edmonds Way — Walgreens Retail Drug Store
In response to the request concerning the property located at 9797 Edmonds Way and the new Walgreens
compliance with applicable zoning codes, regulations and ordinances, please be advised as follows:
1. City of Edmonds is responsible for approval and enforcement of building codes, zoning ordinances
and similar codes or ordinances related to commercial development in the City of Edmonds, including
the above referenced Property, and the undersigned has authority on behalf of the City of Edmonds to
issue this letter.
2. The property located at 9797 Edmonds Way is zoned Neighborhood Business (BN) which purpose
pursuant to ECDC 16.45.000 is to reserve areas for retail stores, offices, and retail service
establishments which offer goods and services needed on an everyday basis by residents of a
neighborhood area. Businesses open to the public between the hours of 11:00 p.m. and 6:00 a.m. are
primary uses requiring a conditional use permit.
3. The property addressed as 9801 Edmonds Way was subject of applications and approval for design
review (PLN20110076), conditional use permit (PLN20110077), and,, short subdivision
(PLN200110078) in 2011. The short subdivision divided the 9801 Edmonds Way into two lots; the
back lot now addressed as 9797 Edmonds Way, is the location of a new Walgreens drug store which.
received design approval under PLN20110076. The conditional use permit PLN20110077 approved
the drive-thru associated with the Walgreens. No conditional use permit was sought nor obtained for
store operations between the hours of 11:00 p.m. and 6:00 a.m. Hearing Examiner approval of
PLN20110076 — PLN20110078 is enclosed.
4. A current search of the City of Edmonds' applicable records indicates that there are no violations of
any applicable zoning permits, codes, rules, regulations, restrictions or ordinances related to this
property.
