You indicated that you are interested in buying the property with the intention of having an auto body shop at the location. Specific answers to each of your questions are below: 1. Current zoning? The current zoning of the property is GC — "General Commercial." Please refer to Chapter 16.60 of the Edmonds Community Development Code (ECDC) for information on the permitted uses and applicable development regulations. 2. Is an auto body repair facility a permitted use? Yes, per ECDC 16.60.010.A & B. 3. If not, what would it take to bring this site up to code for this type of use? Not applicable 4. If the building was damaged beyond repair, would this type of use be a permitted use? Yes, the use is permitted as noted above. 5. Anything else we need to know about this site? Briefly, the building and site at 23510 Highway 99 were developed in Snohomish County prior to annexation by the City of Edmonds in late 1994. It is likely that portions of the building and site at 23510 Highway 99 are nonconforming relative to the CG zone development standards in the Edmonds Community Development Code, but the use itself is permitted. The associated auto repair building on the parcel to the north addressed as 8028 234th Street SW was permitted by the City of Edmonds, primarily during 1999 and 2000.
