Ensuing research on the property revealed that a number of structural alterations have recently occurred that require City review and building permits as follows: The enclosed deck appears to encroach into the 5 foot sideyard setback (RS-6 Zone). Uncovered · and unenclosed decks under 30 inches can project into the required setback not more than one- third of the required setback. If your deck can meet this criteria, a 40 inch setback would be allowed. If the deck is over 30 inches at any point, it requires a building permit and must meet the 5 foot setback. The deck enclosure with lattice appears to be over the allowed height for a fence. This structure · needs to be reviewed by the Planning Division. Because the deck will be reviewed for the setback in relation to the deck enclosure, these components of your project can be reviewed concurrently to define and determine compliance. It appears that a portion of the structure also projects over the property line to the north. A door into the house has been added to access the deck. A building permit is required. · A vent has been added to the roof indicating mechanical work. A mechanical permit is required. · Several handouts are enclosed outlining permit application requirements. Because the City has no details on what construction has taken place, it is advised to review these requirements then discuss your submittal with a Permit Coordinator. Please also find a list of work that is exempt from building permits. Please review this list against the work done at the property.
