Dear Mr. Sumarli,
The City has received a complaint that the garage has been converted to living space at the subject
property. Although the construction is not taking place currently, it did happen in recent years and does
still require a valid "after the fact" building permit and inspection approvals. It also appears an addition
has been added to the north side of the garage. The complaint includes outside debris (nuisance) and that
new paving has been added.
Corrective actions required:
• Please contact me by March 13, 2017 to advise the City of your plans and building permit
application schedule. An Order to Correct is issued if no contact is made.
• Please make a complete application for a building permit for the garage remodel and change of use
by March 30, 2017. If other construction has taken place that might have required a permit, it is
economical to include that in the application at this time as well. Otherwise, it could be necessary
to obtain separate permits later. Please include the north side addition, any new paving and any
other interior changes (walls, windows, doors, plumbing, etc.) that have been made since the
original new -building permit.
0 If you have any records showing prior City approval for this change of use, please
provide those at your earliest convenience.
• Please remove any outside debris (old concrete etc.) by March 24, 2017.
Given that the City doesn't know the extent of the interior work done, a good way to start would be for you
or your contractor to come into Development Services and speak with a Permit Coordinator regarding
permit requirements. At your request, a building inspection can take place prior to your permit application.
This can help you understand the pertinent elements to be included.
A handout is enclosed outlining construction work that is exempt from a building permit. A Permit
