Dear Mr. Shipley:
A revised building permit application for the above referenced project has been submitted to the City
of Edmonds Development Services Department. The Planning Division within the City of Edmonds has
initiated their review of the revised building permit application. On June 16, 2017, the Planning
Division issued a letter to the building permit applicant with one review comment that needs to be
addressed before the Planning Division can continue their review. The purpose of this letter is to
provide a response to the review comment, which requests that the applicant provide a supplement
to the existing geotechnical report to address the new covered patio and associated wall that has
been added to the project.
Landau Associates has been retained by Steve and Danielle Kidd to provide geotechnical engineering
services related to the design of the Kidd Single Family Residence. The geotechnical services that we
have provided to date for this project are documented in a geotechnical report dated March 11, 2016
and a technical memorandum with supplemental geotechnical recommendations dated May 3, 2016.
We understand that a 14.5 ft by 20 ft covered concrete patio is proposed on the east side of the
residential structure that is currently being constructed on the project site. The proposed covered
patio is located at the toe of a slope that has an inclination that in areas is greater than 40 percent.
Slopes of 40 percent or greater are categorized in the City of Edmonds Community Development Code
as potential landslide hazard areas.
The area of the project site that will be occupied by the proposed covered patio and associated wall
will need to be graded before the patio and wall are constructed. More specifically, immediately
adjacent to the eastern edge of the residential structure, about 2 to 3 ft of fill will need to be placed
to raise site grades and in the vicinity of the northeast corner of the proposed patio, a small cut will be
required. It is our understanding that this cut will be supported by a non-engineered, concrete block
wall with an exposed height of no more than about 3.5 ft. Based on our observation of existing site
