During review of the subject submittal it was found that the following information,
corrections, or clarifications will need to be addressed:
1.Only meadows (CN 85) or young second growth forest (CN 79) may be assumed for the
predevelopment condition. Other land use conditions, such as landscaping or impervious
surface, may not be used for the predevelopment condition. The land use selected for the
predevelopment condition (either meadows or young second growth forest) shall be that
which most closely represents the existing site condition. In this case that would likely
be meadows. In other words where additional area is to be added to an existing structure
or new impervious area is to be put over gravel, vegetation, dirt, etc then the
predevelopment condition is considered meadow or young second growth forest. If you
have any questions on this feel free to give me a call.
2.The assumptions and calculations look good and do not need to be
developed condition
adjusted.
3.On sheet C4 the GRADING AND STORM DRAINAGE PLAN, label SDMH #4, as a
in the plan view and catch basin list.
flow splitter
4.The restrictor plate on the side (elev. 351.82) of the control structure in the vault needs to
be an orifice on the bottom of an elbow. That is not clearly shown on the plans.
5.Make a note of the detention and on the plans near the detention
requiredprovided
profile on sheet C7 the NOTES AND DETAILS.
6.Remove the cap on the tee that directs flow to the bypass system from SDMH #4 W/
Flow Splitter.
7.Any construction activity on a site larger that one acre requires a DOE Construction
Notice of Intent (NOI). As part of the City of Edmonds NPDES (National Pollutant
Discharge Elimination System) Phase II Permit we are required to notify applicants of the
need to get a construction NOI. The NOI is a DOE requirement and any questions
regarding it should be directed to them. Here is the link to the DOE's NOI website
http://www.ecy.wa.gov/programs/wq/stormwater/construction/
The website has information on the NOI, the application form, and contact information.
Please resubmit three copies of the revised plans/documents to a Development
Services Coordinator. You may contact me at 425-771-0220 if you have specific
questions regarding these plan corrections.
